In Hasentree, the HOA Fee Is Only Half the Bill

A buyer comparing two golf-course listings in Wake Forest this year will find HOA numbers that look almost interchangeable on paper, somewhere in the neighborhood of a few thousand dollars a year. What the listing sheet won't tell them is that one of those numbers is the whole story and the other is the opening line of a longer one.

That second kind of listing is almost always in Hasentree.

Two Phone Numbers, One House

Hasentree is a Toll Brothers community built around a private, Tom Fazio-designed golf course, and the neighborhood's own marketing materials route buyers to two separate contacts depending on what they're asking about. Questions about the home itself, lot, floor plan, price, go to the sales center. Questions about golf and club membership go to a different line entirely, answered by the club, not the neighborhood developer or the HOA.

That split matters more than it sounds like it should. It means the HOA and the club are two different financial relationships with two different billing departments, and a buyer who only asks the listing agent about "the HOA fee" has only asked half the question.

What the Deed Actually Requires

Here is the part that surprises people who assumed the club was optional the way a gym membership is optional. According to the Hasentree Club's own membership materials, every homeowner in the community is required to carry at minimum a Family Activity Club membership, the tier that includes unlimited access to the pools, fitness center, tennis courts, dining, and social programming. You don't have to golf. You do have to pay for at least this tier, because it isn't a lifestyle add-on, it's a condition of owning the house.

What that baseline buys is real: a 13,000-square-foot Family Activity Club, three resort-style pools including a 90-foot water slide known around the neighborhood as the Hasenator, six lighted tennis courts split between four Har-Tru clay and two hard courts with pickleball lines painted in, a full-time Child Development Center, and a youth swim team, the Hasentree Hammerheads, that competes in the Tarheel Swimming Association. If you want to play the golf course itself, a 7,074-yard, par-71 Fazio design that recently went through a full bunker renovation, that's a further step up, either a Limited Access tier with weekend blackout windows or a Full Golf tier without them. Want reciprocal privileges at other clubs in the Invited Network's roster of more than 300 properties nationwide? That's billed on top too, as an optional add-on running around $25 a month for one access level and $20 a month for another.

None of these upgrades are hidden. What's harder to find is the number underneath all of them, the price of the mandatory floor everyone pays regardless of interest in golf.

If the listing sheet only shows you an HOA figure, you have not yet seen the real annual cost of the house.

The Number Nobody Prints

Area brokerages commonly cite Hasentree's HOA dues at somewhere around $4,000 a year, though that figure isn't tied to a specific recent filing and should be confirmed for any individual property rather than assumed. What almost never appears in writing, on the club's own site or anywhere else, is the actual dollar cost of that mandatory Family Activity Club tier itself. Third-party club-pricing sites publish estimates for Hasentree's various membership levels, but they label those figures rumors and estimates rather than confirmed pricing, which tells you something on its own: this isn't a number the club wants floating around unverified, because dues change and vary by application timing.

The practical result is that a buyer cannot fully price a Hasentree home from the listing alone. The only way to know the real annual carrying cost is to call the club directly before writing an offer, not after closing.

The Same Question, Answered Differently a Few Miles Away

Compare that structure to the Country Club at Wakefield Plantation, the Hale Irwin-designed course a short drive south that anchors the Wakefield Plantation and Wakefield Estates area. This club has its own layered history: it opened in 2000 as TPC Wakefield Plantation, a member of the PGA Tour's Tournament Players Club network, before McConnell Golf purchased it in 2011. It has hosted the Rex Hospital Open, formerly known as the SAS Carolina Classic, a stop on the Web.com Tour, the PGA Tour's second-tier developmental circuit. The club publishes a membership fee range of roughly $10,001 to $25,000 for initiation and $5,001 to $10,000 annually in dues, a real and sometimes larger number than anything at Hasentree.

But here's the structural difference that actually matters for a comparison shopper: nothing in the Country Club at Wakefield Plantation's own materials ties homeownership in the surrounding neighborhood to a membership requirement. It reads as, and is marketed as, a separate private club that residents may join if they choose. A homeowner in a Wakefield-area house can decide the golf lifestyle isn't for them and never write the club a check. A homeowner in Hasentree does not have that option.

What This Means for the Two Listings on Your Shortlist

Area 2026 listing data put Hasentree's median list price near $1 million, but that figure alone flattens a wide spread. One golf villa on Hasentree Way came onto the market this spring at $950,000 for a three-bedroom, two-bath layout, priced roughly 31 percent below the neighborhood's reported area average of about $1,375,000. On the surface, that villa looks like the value play in the community. Once the mandatory club floor is added on top, though, the entry-level villa and the multimillion-dollar estate a few streets over are both carrying the same non-negotiable minimum membership cost. The gap between the cheapest and most expensive home in Hasentree is not the same as the gap between the cheapest and most expensive way to live there.

That's the piece a median price can't show you. In a neighborhood with mandatory club dues, the smaller house doesn't necessarily mean the smaller total bill.

Before You Write the Offer

A few questions are worth asking before falling for a fairway view, whether the listing is in Hasentree or any other golf-anchored community in the Triangle:

  1. Is club membership optional, or is a minimum tier written into the deed or covenants?
  2. If it's mandatory, what does that specific tier cost today, confirmed directly with the club rather than a third-party estimate?
  3. Does the quoted HOA fee include or exclude club dues, and are they billed by the same entity or two separate ones?
  4. If you want golf access beyond the mandatory floor, what's the incremental cost, and are there blackout windows tied to the lower tier?

None of these questions will show up on a listing sheet. All of them change the real monthly number.

A Few Direct Questions

Do I have to golf to live in Hasentree? No. But you are required to carry at least the Family Activity Club membership tier, which covers pools, fitness, tennis, dining, and social programming, regardless of whether you ever play the course.

Is the club membership part of the HOA fee? No. The HOA and the club bill separately, through different offices, and the club's own materials direct membership questions to a different contact than the neighborhood's sales center.

Does every golf community in Wake Forest work this way? No. The Country Club at Wakefield Plantation, for example, operates as a separate optional membership with its own published initiation and dues range, and its materials don't tie homeownership in the surrounding neighborhood to a requirement to join.

A home's price tag tells you what you're buying. It doesn't tell you what you're committing to every year after that.
